Home Remodeling in Santa Monica
Short Brief About Us
Experience Excellence with 770 Construction.
Some remodels are one room. Others touch the whole house: an open floor plan, a new primary suite, updated systems, or an addition. 770 Construction is a licensed general contractor (CSLB #1050542, Class B) with 35+ years in construction. We plan, permit and build home remodels for Santa Monica homeowners, with one company responsible for the job from start to finish.
Remodeling projects we handle
- Whole-home renovations. That includes reconfiguring layouts, opening walls, updating every finish, and upgrading the home to current code.
- Kitchens. See kitchen remodeling in Santa Monica.
- Bathrooms. See bathroom remodeling in Santa Monica.
- Additions and second stories. See room additions and new construction.
- ADUs and garage conversions. See ADU and garage conversions in Santa Monica.
- Flooring, doors, windows and interior finishes. These can be part of a larger remodel or a project of their own.
- Repairs uncovered during demolition. Dry rot, damaged framing, and outdated wiring or plumbing.
Remodeling an older Santa Monica home
According to Census data, about 73% of Santa Monica’s homes were built before 1980, and about one in eight before 1940. Remodeling an older house is different from finishing new construction:
- Hidden conditions. Opening walls can reveal outdated wiring, old plumbing, or framing that was altered by past owners. We budget a realistic contingency, and we tell you right away when we find something.
- Structural changes. Removing a wall or adding a large opening needs proper engineering. We coordinate the plans before construction, not during.
- Energy and safety code. Major remodels can trigger upgrades to insulation, windows, smoke and CO alarms, and electrical service.
- Historic status. Santa Monica keeps a Historic Resources Inventory (HRI). Properties listed on it have a lower demolition threshold, so a remodel that removes front walls or architectural features can trigger extra staff review. Designated landmarks follow a separate process. We check your property’s status before design is final.
Permits for remodeling work in Santa Monica are issued by the City of Santa Monica, which reviews plans under the current California building codes. We prepare the permit package, respond to plan-check comments, and schedule inspections.
Why homeowners choose one general contractor
On a larger remodel, the biggest risk is that nobody owns the whole project. As your licensed general contractor, 770 Construction is responsible for the schedule, the budget, the permits, the inspections and the quality of the work, start to finish. You get one point of contact and one written scope.
We are licensed, bonded and insured, and we can provide documents to your HOA or lender on request.

Frequently asked questions
Can I stay in my home during a remodel?
Often, yes, especially if the work is phased. For whole-home remodels involving the kitchen and every bathroom at once, some families choose to stay elsewhere for part of the project. We’ll talk through the options during planning.
How do you handle surprises behind the walls?
We open up suspect areas early, explain what we find with photos, and give you a written change order before doing any extra work. Nothing extra is done without your approval.
Do you handle the permits?
Yes. We prepare and submit the plans to the City of Santa Monica, respond to plan-check comments, schedule inspections and close out the permit.
